What are the necessary compliance checks that I need to meet?
It is important that you have completed all your safety checks, so that your residents enjoy a safe stay. Most checks are required on a regular basis, here are some examples of the safety checks you will need to carry out before you let your property:
- Gas safety test
- Fire safety equipment in place
- Fire tags on furniture (if furnished)
- Electrical safety test
- Carbon monoxide alarm installation

What is the minimum number of properties I need to have?
What is an AST?
Most tenancies are considered an Assured Shorthold Tenancy (AST). It is an agreement between a tenant and a landlord for living in a rented property.
The tenancy is for a fixed period and the landlord has the right to take back the property at the end of the agreement, after giving at least 2 months’ notice.
What is the minimum contract length?
There is no minimum contract length, you can remove your property from our platforms at any time. We do however ask you to honour any future bookings that residents may have made in your property.
Where do you advertise my property?
We market your property across multiple booking platforms. For longer lets we use Rightmove and spareroom.com and for shorter lets we use Airbnb, Booking.com and Expedia.
In addition, properties are marketed through social and email channels to a combined network of over 100,000 in the Sourced database.
What is flexible letting?
Our flexi-let solution enables you to rent your property over a short, medium, or long term. Residents can book for a minimum of one night or over one year, which we manage through our systems for you.
Is there a report for me to view on my property’s performance?
View your property’s performance information on our bespoke online platform, in which you can view your calendar availability, see upcoming bookings and monthly revenue predictions. In addition, after joining Sourced Living, your local expert will be your direct point of contact and their role is to report back to you on how your property is performing and advise on any improvements required to increase your property’s earning potential.
Is my property covered by insurance?
You will need landlord insurance in place to protect your property and it’s fixtures and fittings. For long-let tenancies you can also take out rent protection and legal expenses insurance via our insurance partners.
Who completes viewings on my property?
Sourced Living receive and manage all potential resident enquiries from multiple booking platforms. Every enquiry is responded to as soon as possible, and viewing appointments are set up.
Our local experts are available to complete all viewings, showcasing your properties and answering any questions, ensuring a resident is placed quickly and at the best rental rate possible.
Do Sourced Living complete reference checks and take security deposits?
At Sourced Living, we prioritise the safety and security of our property owners. To ensure this, we have implemented a thorough vetting and referencing process, which includes credit and personal checks. This initial level of screening provides an added layer of security before renting out your property. Furthermore, we also collect deposit payments from residents at this stage.
